You can apply online through our website or contact our leasing team for personalized assistance.

  • What documents do I need to provide for the application process?

Applicants must typically provide proof of income, government-issued ID, and rental history. Specific document requirements may vary by applicant.

  • What are the income requirements to qualify for a home? 

3x income-to-rent ratio.

  • How much is the security deposit, and when is it due? 

1 bed: $150, 2 bed: $250, 3 bed: $350, 4 bed: $450. The deposit is due at move-in. 

  • What is the lease term for the house? 

13-24 month terms

  • Can I sublease my house? 

No.

  • Is renter's insurance required?

Yes, renters’ insurance is required as part of the lease agreement.

  • How do I renew my lease? 

Residents will receive an offer letter at least 60 days before their lease expires. Office staff can handle renewals.

  • What happens if I need to break my lease?

Residents can terminate their lease early, per their lease agreement, by providing a written 60-day notice and paying a fee of 2x the monthly rent. Any concessions received during the current lease term must be paid back to the management company.

  • How do I request a transfer to a different home within the complex?

Reach out to management for approval.

  • What is the process for moving out?

Residents must provide a written 60-day notice to vacate to management at least 60 days prior to lease expiration. 

  • How long does it typically take to receive the security deposit refund?

Within 30 days after moving out.

  • Is renter's insurance included in the lease?

No, residents must provide their own renters’ insurance.

  • Are there any community events or activities organized?

Yes. Connection is important to wellness. We encourage our residents to participate in our community events throughout the year. We offer group fitness classes, yoga and meditation classes, gardening and cooking demonstrations,and resident-led group activities. We would love to hear any suggestions you may have. 

  • What features does your community Wellness program include?

The wellness program includes access to an expansive fitness center, on the go fitness classes, and private one-on-one Wellness Coaching through our wellness app. Our garden allows fresh produce and use of the greenhouse. We also have our Cadia bicycles that residents can borrow.

Eco-conscious features include a greenhouse and community garden, promoting sustainability and access to fresh produce.

Yes! Cadia Sherman is a pet-friendly community. We even host pet events, and our scenic walking trails make the perfect backdrop for a morning jog with your pup. We also have two dog parks to burn off any extra energy. 

  • Is there a pet deposit or monthly pet fee?

$400 non-refundable pet fee per pet and monthly pet rent of $25/mo per pet. 

Parking, EV Charging & Access

  • Is parking available? Is there an additional parking fee?

In select units, our residents get access to 1 & 2-car garages.

  • How do I charge my Electric Vehicle?

Cadia Sherman is EV car-ready. We have multiple charging stations operated by ChargePoint. An account with ChargePoint is required to use these stations.

The homes with garages are “pre-wired” to support fast Level 2 charging. 

Home Features & Rules

  • Are there laundry facilities in the complex?

All homes include full-size washers and dryers—no shared laundry facilities are needed.

  • Are there any restrictions on overnight guests?

All guests must abide by the TAA lease contract that the resident signed. Residents are ultimately responsible for their guests.

  • Are there any restrictions on decorating or modifying the house?

For any requests, please reach out to management for approval.

  • What is your smoking policy?

Our homes are entirely smoke-free.

  • What additional home features can I expect at Cadia Sherman?

Cadia Sherman apartments offer several features that set us apart, including blackout shades, private yards*, smart home appliances including smart thermostats and smart locks, and 1G wifi!

Yes, residents can access our resident portal via our property website and the Cadia Living app.
